January 2012 Numbers
Two homes in Sequoyah Hills transfered ownership in January. The average price per square foot for these transactions was $95. In 2011 only one home closed in the month of January with a price per square foot of $80.

December 2011 Numbers
Four homes in Sequoyah Hills transfered ownership in December. However, the average price per square foot is skewed tremendously, as one of the homes sold for well over $300 per square foot, and another sold for well over $200 per square foot. National Association of Realtors Revising 2007-2010 data downward

November 2011 Numbers
Two homes in Sequoyah Hills transfered ownership in November. The average price per square foot for these transactions was $111. These were not closed in the Knoxville MLS, but were transfers done in our office that did not get reflected in the MLS as of this date. In 2010, two homes also were sold in the month of November with a price per square foot of $167.

Housing Affordability Index Reaches a Record High
One of the upsides of a real estate correction like the one we are seeing is that for those that are in the market to buy a home, they have become far more affordable in recent years. Things Starting to Pick Up
January, a traditionally slow (as in glacial) month for real estate was unseasonably hot in Sequoyah Hills, though you wouldn't know it from the numbers. Only one home closed in January in the neighborhood, but numerous homes were taken to "pending", and the level of showing activity seemed higher than I can remember for any January, including back in 2005 and 2006 when the market was overheated.

Happy New Year!
Well, it's finally 2011! Time to put to bed the year in real estate that was 2010 (not a great one by national standards, but much better in Sequoyah Hills than 2009). I love the opportunity to restart the clock on what's going on in my life - work, exercise, eating, family, and just about everything else. Depending on how long I can keep it up, I feel like I can make substantial changes by taking it one day at a time, starting with January 1st.
