One home in Sequoyah Hills transfered ownership in February for $130 per square foot. In 2011 four homes closed in the month of February with a price per square foot of $157.

January 2012 Numbers

Two homes in Sequoyah Hills transfered ownership in January.  The average price per square foot for these transactions was $95.  In 2011 only one home closed in the month of January with a price per square foot of $80.

Don't let these January prices get you down - it's one of the worst months of the year, along with December and August, as far as volume goes, and typically when volume is down, prices dip.  All the homes represented in the last couple of Januarys could be classified as…

December 2011 Numbers

Four homes in Sequoyah Hills transfered ownership in December.  However, the average price per square foot is skewed tremendously, as one of the homes sold for well over $300 per square foot, and another sold for well over $200 per square foot.  Before we start getting too excited, it should be noted that the first home mentioned sat on over an acre of land and had other upside that overcame its small square footage, and the second home mentioned was actually sold for  $425,000 LESS than it…

National Association of Realtors Revising 2007-2010 data downward

November 2011 Numbers

Two homes in Sequoyah Hills transfered ownership in November.  The average price per square foot for these transactions was $111.  These were not closed in the Knoxville MLS, but were transfers done in our office that did not get reflected in the MLS as of this date.    In 2010,  two homes also were sold in the month of November with a price per square foot of $167.

Four homes in Sequoyah Hills transfered ownership in September.  The average price per square foot for these transactions was $94 as per information in the Knoxville MLS.    In 2010, only one home was sold in the month of September with a price per square foot of $108. Three homes in Sequoyah Hills transfered ownership in August.  The average price per square foot for these transactions was $146 as per information in the Knoxville MLS.    In 2010, four homes were sold in the month of August with a price per square foot of $138. July Numbers

July continued a relatively positive volume trend for Sequoyah real estate.  Five homes in Sequoyah Hills transfered ownership in July.  The average price per square foot for the July transactions was $160 as per information in the Knoxville MLS.    In 2010, only one home was sold in the month of July with a price per square foot of $97. June Numbers

June finally saw the spike in sales that we have been waiting for all spring.  Seven homes in Sequoyah Hills transfered ownership in June.  The average price per square foot for the June transactions was $166 as per information in the Knoxville MLS.    In 2010, five homes were sold in the month of June with an average price per square foot of $179. Volume is still lower on a year-to-year basis, but the high June number offers some hope that the bottom is near, if it hasn't already been found...

May Numbers

May saw only one home in Sequoyah Hills transfer ownership.  The average price per square foot for the May transactions was $159 as per information in the Knoxville MLS.    In 2010, four homes were sold in the month of May with an average price per square foot of $215, although there was one large sale that skewed that number much higher than it would have been otherwise.  Volume continues on it's downward trend. Housing Affordability Index Reaches a Record High

One of the upsides of a real estate correction like the one we are seeing is that for those that are in the market to buy a home, they have become far more affordable in recent years.  Couple that with low interest rates and we are seeing a buying opportunity that has rarely, if ever, been present in our lifetimes.

Things Starting to Pick Up

January, a traditionally slow (as in glacial) month for real estate was unseasonably hot in Sequoyah Hills, though you wouldn't know it from the numbers.  Only one home closed in January in the neighborhood, but numerous homes were taken to "pending", and the level of showing activity seemed higher than I can remember for any January, including back in 2005 and 2006 when the market was overheated.

Happy New Year!

Well, it's finally 2011!  Time to put to bed the year in real estate that was 2010 (not a great one by national standards, but much better in Sequoyah Hills than 2009).  I love the opportunity to restart the clock on what's going on in my life - work, exercise, eating, family, and just about everything else.  Depending on how long I can keep it up, I feel like I can make substantial changes by taking it one day at a time, starting with January 1st.
